Green Door Advisors, LLC (GDA) is an urban focused full service real estate advisory firm.  Green Door was founded specifically to provide comprehensive advisory services to public sector and nonprofit clients, institutions, developers and others working in the increasingly complex urban, first rung suburban and emerging markets.

Urban, redeveloping suburban and emerging market development is a challenge that requires site-specific problem solving sensitive to market, political and socio-economic drivers.  Thorough, thoughtful and accurate analyses are critical to successful development.  Green Door's distinctive combination of relevant experience and nimble organizational structure allow it to provide comprehensive consulting services to its clients effectively and efficiently, maximizing both their social policy and financial bottom lines.

  • Development Feasibility and Market Analysis: Services include retail, residential, office, mixed-use and other commercial real estate market analysis, market demand and absorption, financial feasibility and positioning/re-positioning strategy.  Our residential market analysis expertise includes for-rent, for-sale, senior, workforce, affordable/subsidized, market-rate, and mixed-income housing product types.   

 

  • Financial Analysis: Private and Public Financing Feasibility: including traditional financial structuring, New Market Tax Credits, Low Income Housing Tax Credits, Tax Increment Financing and other local/federal financing incentive programs. Services include creation of project proforma, development of financial strategy, pursuit of certain public funding programs and negotiation of financial terms with funders.

 

  • Development Strategy and Management: Strategic development opportunity analyses and market driven real estate recommendations on overall developments strategy and public/private deal structuring.
