Green Door Advisors’ principal Marisa Gaither Flowers participated on an Urban Land Institute (ULI) Rose Center Panel to produce the program report “A Strategic Approach to Reclaiming, Repairing, and Rejuvenating North Broad Street”.

The Philadelphia Daniel Rose fellows, including Mayor Michael Nutter, asked the panel members to provide guidance on the revitalization of the North Broad corridor, which stretches 1.75 miles to connect City Hall with Temple University in North Philadelphia.   The panel members were asked to consider the financial tools or mechanisms that the city should consider using to promote revitalization along the North Broad corridor, whether an organization should be formed to advocate a strategy for the corridor, and to recommend the specific places or projects that would maximize the leverage of public resources to promote revitalization.  

The panel members toured the study area, met with a number of key stakeholders and city representatives, and reviewed pertinent background data and resources.  Through this process, the panel identified the issues and challenges facing the corridor, defined principals for developing a revitalization strategy, identified and analyzed public financing tools for redeveloping the corridor, and identified catalytic opportunities for redevelopment. The panel also broke the corridor down into segments and provided specific recommendations for each segment.
